Modern offices are being built using modular construction technology. Different units of the office are being constructed separately in building factories and later assembled on site. This helps to reduce time, labor and money, and thus proves quite feasible for office environments.

When building a modular office, the preliminary step is to make a precise floor plan. This is done with the help of architects. Then the plan is broken into separate units, which are constructed in factories. Once done, the various units are just assembled on site using cement and mortar. Steel and concrete are the ideal material for constructing the modules. However, offices need to be trendy, and in order to enhance their looks, they may use glass, molded plastic, fiberglass, wood, bricks, etc.

Modular office buildings are preferred for their flexibility. They are ideal for expanding businesses. More cabins and rooms can be attached in the future if the company undergoes an expansion. Since modular buildings can be highly customized, the pattern of the appended modules can be made to resemble the original building. Modular office buildings are also easily portable. They can be lifted with cranes and trailers, and relocated elsewhere. This becomes very convenient for businesses on the move.

Building offices using modular technology saves both money and time. Usually modular buildings are priced on a per square foot basis they may cost $75 to $100 per square foot, depending on the features. That means a modular office can save 30 to 40 percent of the cost of conventional construction. Hence, price becomes an important decisive factor for new businesses wishing to have an office building. About 90 percent of the entire construction of a modular office building is done in the factory. Only the installation part is done on the actual site. This is advantageous to offices who have taken plots on lease for a stipulated period.

Adding a modular unit to an existing building is a comparatively simple process. There is no heavy-duty construction involved, and hence no disruption of work. This also proves highly beneficial to offices who can keep their work going on during construction.

Initially, modular offices were shunned for their uninteresting interiors. Modular offices were considered bland and not conducive to work environment. However, modern modular offices have changed. Recent modular office buildings are sleek and contemporary in design. Today, modular buildings can be made more pleasing to the eye using brick, timber, fiberglass, terracotta tiles, or claddings. In fact, the architecture has undergone such an improvement that oftentimes it is difficult to distinguish between a traditional office building and a modular office building. Modular office buildings offer flexibility of dimensions and can be made as big or small as needed.
