.Lifetime cap: Its effectively the maximum interest that you will have to pay during the entire term of the mortgage.
.Annual cap: It determines the maximum increase in payments year on year.
.Index: Its an arbitrary number, which depends on the finances of the government. Its not in control of the lender. This is used as a base to decide the effective rate of interest at any given point of time.
.Margin: Its the additional percentage points added by the lender to the index percentage, to come out with the effective rate of interest.

ADJUSTABLE MORTGAGE RATE would be the best option, if you intend to sell the property after sometime, because this way you can enjoy the benefit of low rates initially and sell the property before the rate becomes too hard on your pocket.
